Summer 2025 Report

What a summer it has been so far for both the property market and the weather.

It’s that time of year when we look back and evaluate the first half of our trading year, which helps us to understand the market better and also make informed predictions about what the market may hold for us going into the second half of the year. This affords us the ability to advise you better which, combined with our vast experience and knowledge of the local market, will help us provide an honest, balanced view of where your property sits in the market and whether it’s the right time for you to make that next move.

In summary, it’s been a really good year for us here at Sparks Ellison and for the market in general. The latest Rightmove.co.uk report came out today and we felt it encapsulates very well what we have also seen in our local market, so we have shared it below.

We certainly concur with the data regarding the high volume of homes for sale in Chandler’s Ford and the surrounding area and, of course, when supply outweighs demand then prices will stagnate.

Buyer sentiment though remains strong, and we have agreed 5% more sales than at the same point last year.

Market conditions remain pretty robust but, as the report says, pricing your property correctly will undoubtedly go a very long way towards achieving the right result in a competitive market, combined with also having what buyers desire at that point in time. There are still some crazy valuations being placed on properties which just means those properties will sit on the market for months going stale.

Demand for renting a home remains very strong but, unfortunately, in contrast to the sales market the supply of properties available is low. This is in no small part due to the number of landlords selling up and exiting the market due to the proposed Renters Rights Bill and the constant squeeze from the government on taxation. We would therefore love to hear from any landlords that have a property to rent so we can help advise on a monthly rental return and the new legislation.
