Half Year Lettings Market Report 2026 - Sparks Ellison

Half Year Lettings Market Report 2026

As we reach the 2nd half of 2026, the lettings market in Chandler’s Ford continues to be characterised by exceptionally high demand, limited supply and significant legislative change.

The first six months of the year have presented landlords, tenants and letting agents with a number of challenges. The implementation of the Renters’ Rights Act on 1st May has created uncertainty across the private rented sector, with many landlords understandably taking time to assess how the changes may affect their investment. Combined with higher interest rates, increased taxation and rising compliance costs, some landlords have made the difficult decision to exit the market altogether and sell their rental properties.

Whilst this has undoubtedly reduced the number of homes available to rent locally, it has also intensified an issue that has existed for several years – there simply are not enough rental properties to satisfy demand.

At Sparks Ellison, tenant enquiries remain exceptionally strong. Every quality property that comes to the market generates significant interest, often attracting multiple applicants within a very short period of time. Good tenants are actively competing for a limited number of homes, meaning well-presented properties continue to let quickly.

As a result of this continued imbalance between supply and demand, rental values have continued to increase year on year. Whilst rising rents can be challenging for tenants, they also reflect the strength of the local market and continue to provide attractive returns for many landlords who remain invested.

Some key numbers to take a look at as follows.

Average rent in Chandlers Ford £1430 pcm.

Average gross yield 5.18%.

Average monthly rents per month for tenants up 1.8% year on year and 30.8% in the last 5 years.

At Sparks Ellison, we are proud to let and manage over 230 properties across Chandler’s Ford and the surrounding areas. Our experienced lettings team continues to support both landlords and tenants through an increasingly regulated market, ensuring every tenancy is professionally managed and fully compliant with the ever-growing legislative requirements.

The market has undoubtedly become more complex than it was a decade ago. Successful property management now requires expert knowledge of legislation, safety regulations and compliance, making the role of a professional letting agent more important than ever.

Looking ahead, we expect demand to remain exceptionally strong throughout the remainder of 2026. Unless there is a significant increase in the supply of rental homes, competition amongst tenants is likely to continue, with rental values remaining robust.

For landlords considering whether to let their property, the fundamentals remain very positive. High demand, excellent occupancy levels and rising rents continue to make Chandler’s Ford one of the strongest rental markets in the region.

If you already own a rental property or are considering becoming a landlord, our experienced lettings team would be delighted to discuss how we can help you maximise your investment while taking care of every aspect of the letting and management proc
