Autumn arrives – and the market has one eye open but not fully awake

After a quiet summer, there are some signs that the property market is beginning to move into its traditional autumn period. Nationally rightmove.co.uk report the average asking price of newly listed properties increased by 0.7% in September, an increase of £2,441, to £367,440. It is the first monthly increase since May and slightly ahead of the ten-year average September increase of 0.5%. However, these increases have generally been in the north of England with London and the Southeast lagging behind.

That is an encouraging early indication that activity is beginning to return nationally as people came back from their summer holidays and refocus on their plans to move before the end of the year. However, it is important to keep this increase in perspective. Asking prices remain 0.8% lower than a year ago and 2.3% below where they were at the start of summer. At the same time, the number of properties available for sale is at a 12-year high for this time of year. So, while the autumn market is showing some small signs of improvement, this remains a market where pricing, presentation and the quality of an agent’s service really matter.

What are we seeing here in Chandler’s Ford?
At Sparks Ellison, we have continued to see good levels of activity despite a challenging market throughout much of 2026. Our evidence tells us that buyers are still there. They are still looking, still viewing and still buying – but they are considerably more measured in their decision-making. Today’s buyer has more choice, is very aware of value and is unlikely to overpay simply because they like a property. That makes the initial pricing strategy more important than ever.

PRICE IT RIGHT FROM DAY ONE
Rightmove’s latest national figures show that 74% of properties that have sold this year were priced correctly from the outset and did not subsequently require a reduction. That statistic is particularly relevant to the local market. We regularly speak to homeowners who understandably have a figure in mind for their property. Sometimes that figure is based upon what they would like to achieve, what a neighbour achieved several years ago, or what they have seen another property advertised for. There is an important difference between an asking price and a market value. The asking price is an invitation to the market. The market then tells you what buyers are prepared to pay. In the current environment, getting that starting point right can make the difference between generating strong early interest and sitting on the market while buyers wait for a price reduction.

MORE STOCK MEANS MORE COMPETITION
One of the defining features of the 2026 market has been the increased amount of property available to buyers, that gives buyers choice, and when buyers have choice, properties have to compete.
The best-presented homes, sensibly priced and marketed properly, continue to attract attention. Conversely, a property that is overpriced can quickly become invisible, regardless of how good the property itself might be.

There is no magic wand. Pricing and presenting correctly is the magic. What is required is honest advice, accurate pricing, excellent presentation, professional marketing, proactive selling and the tenacity to keep pushing when the market is difficult.

MORTGAGE RATES REMAIN A FACTOR
Affordability continues to influence buyer behaviour. Rightmove’s latest mortgage tracker puts the average two-year fixed mortgage rate at 5.29%, compared with 5.09% last month. Higher borrowing costs mean buyers are having to think carefully about what they can afford each month, rather than simply concentrating on the overall purchase price. That inevitably affects the way people negotiate. For sellers, understanding the buyer’s position is therefore just as important as understanding the property itself.

SO, WHAT DOES THIS MEAN FOR SELLERS IN CHANDLERS FORD AND SURROUNDING AREAS?
