Is now a good time to market my property?
It’s probably the single most common question we hear and completely understandable. Moving home is a big decision, and naturally people want reassurance that they are choosing the “right” moment.
The honest answer is this: there are market trends, seasonal patterns and economic influences… but the best time to market your property is ultimately when it’s right for you.
The seasonal myth
Traditionally, people believe spring is the prime selling season, gardens look their best, days are longer, and families plan moves before the next school year. And yes, spring does bring more buyers to the market. However, more buyers also means more competing properties. At other times of year the market simply behaves differently, not worse. Autumn often brings serious, committed buyers who have missed earlier opportunities. Winter markets are smaller but very focused as people viewing homes in November or December are rarely “just browsing”. Even January, once quiet, has become one of the busiest enquiry months as buyers begin the year with new plans and motivation. In other words: demand never actually disappears, it just changes character.
Market conditions
Property markets move in cycles influenced by interest rates, confidence, employment and wider economic news. Headlines can sometimes create the impression that you must wait for a “perfect” market. In reality, there is rarely a perfect market, only a balanced one.
When prices are rising quickly, buyers hesitate and negotiate harder.
When prices stabilise, buyers feel confident and proceed faster.
When supply is low, every home attracts strong competition.
Importantly, you are usually both a seller and a buyer. If the market softens, the property you purchase is also likely to be more negotiable. The market rarely disadvantages one side only.
Why timing is personal
People don’t actually move because of interest rates, social media or newspaper articles. They move because of life:
- a growing family
- downsizing
- a new job or relocation
- school catchments
- retirement plans
- a desire for a different lifestyle
Delaying a move waiting for a theoretical “best moment” can often cost more in time, stress and missed opportunities than any small fluctuation in values.
A well-priced, well-presented property will always find a buyer because there are always people needing to move right now, not next year.

So, is it a good time to market your property?
